Terms of Use
Last updated September 5, 2026
These terms are the agreement between you and LandlordFlow covering the website at landlordflow.app and the LandlordFlow iOS app. By creating an account or using the service, you accept them.
What LandlordFlow is
Software for independent landlords to record rent, track expenses against IRS Schedule E categories, keep tenant and lease records, log maintenance and store documents. It is a record-keeping tool. It does not hold or move your rent money, and it is not a bank, a payment processor for rent, or a property manager.
Accounts
You must be 18 or older and provide accurate details. You are responsible for keeping your password secure and for activity under your account. One account is for one landlord or landlord business; do not share credentials.
Subscriptions and billing
A free account covers one rental unit with every feature included. Paid plans raise the number of units you can record:
- Starter — up to 10 units
- Growth — up to 30 units
- Pro — unlimited units
Current prices are shown on the purchase screen before you buy, in your local currency. Monthly and annual billing periods are available.
Purchases made in the iOS app
Subscriptions bought in the iOS app are sold through Apple as In-App Purchases and are charged to your Apple Account. They renew automatically unless cancelled at least 24 hours before the end of the current period, and your account is charged for renewal within 24 hours of the period ending. You can manage or cancel a subscription at any time in your Apple Account settings; deleting the app does not cancel it. Purchases made through the App Store are additionally governed by Apple's standard Terms of Use (EULA). Refunds for App Store purchases are handled by Apple under those terms; we cannot issue them.
Purchases made on the web
Web subscriptions are billed through Stripe and renew automatically until cancelled from your dashboard. You can cancel at any time and keep access until the end of the period you have paid for.
If your plan lapses
You keep access to everything you have already recorded. Only adding units beyond your plan's limit is blocked. We do not delete your data because a subscription ended.
Your data and content
Your records are yours. You grant us only the permission needed to store, process and display them so the service works. You are responsible for the accuracy of what you enter, for having a lawful basis to hold information about your tenants and applicants, and for complying with landlord–tenant, fair housing, privacy and tax law where your properties are. You can export your data or delete your account at any time.
Not legal, tax or financial advice
LandlordFlow produces reports and documents — including Schedule E expense summaries, lease drafts and deposit-deadline reminders — as a convenience. They are not legal, tax or financial advice, they may not fit your jurisdiction, and they are not a substitute for an accountant or a lawyer. Deposit rules, notice periods and tax treatment vary by state and country; verify anything you rely on. Features written to United States tax rules, such as Schedule E categories, will not match filing requirements in other countries.
Acceptable use
You agree not to:
- Use the service unlawfully, or to discriminate against tenants or applicants;
- Upload malware, or try to break, overload or reverse-engineer the service;
- Access another account, or data you have no right to;
- Resell or white-label the service without our written agreement.
Availability
We aim to keep LandlordFlow running but do not guarantee uninterrupted service. We may change or discontinue features; if we make a significant change to a paid feature we will tell you in advance.
Warranties and liability
The service is provided "as is" without warranties of any kind, to the fullest extent the law allows. We are not liable for indirect or consequential losses, lost profits, or lost data. Our total liability for any claim is limited to what you paid us in the twelve months before it arose. Nothing here limits liability that cannot be limited by law.
Termination
You may stop using the service and delete your account at any time. We may suspend or close an account that breaches these terms, and will give notice and a chance to fix it where reasonable.
Changes to these terms
We may update these terms. If a change is material we will update the date above and notify you before it takes effect. Continuing to use the service after that means you accept the change.
